LOUIS — Local apartment developer Lux Living is petitioning to have a city board overturn a decision that has kept the company from moving forward with a new project on South Kingshighway Boulevard near Highway 40 (Interstate 64).
Lux Living wants the St. Louis Preservation Board to reverse a decision by the Cultural Resources Office, which staffs the board, to stop the developer from razing a row of long-vacant buildings along South Kingshighway Boulevard, just south of Forest Park. The demolition would clear the way for Lux Living to build a mixed-use apartment development, according to a board agenda.
Lux Living is slated to go before the St. Louis Preservation Board on Dec. 5. Lux owner Victor Alston did not respond to a request for comment. The Preservation Board weighs in on demolition requests for property located in preservation review districts.
The project has already faced hurdles prior to CRO’s decision: The Forest Park Southeast Neighborhood Association this summer declined to endorse the proposal after a former Lux employee shared allegations that the company had talked about going around the city’s building division to take down the properties. Lux has denied those allegations.
The company is one of the most prolific developers in the St. Louis region, but it also has faced controversy over tenant complaints of property mismanagement and efforts to stall a competing development.
And it has often been at odds with the CRO and Preservation Board. Both groups have denied multiple attempts by Lux to demolish other buildings for new apartment developments — even after the Cultural Resources Office admitted to having “overlooked” a report from Lux detailing the property’s structural problems in one such case.
The neighborhood’s alderman, Tina Pihl, has also been a vocal opponent to Lux Living.
The seven buildings on South Kingshighway have been vacant for years. An affiliate of Drury Hotels owned the properties before selling them to Lux Living. Drury in 2008 proposed a $100 million project for two 16-story hotel towers at the site. But the plans never materialized after the Great Recession hit.
ST. LOUIS — A local developer is seeking approval to demolish a former Wells Fargo office in Midtown to make way for two hotels.
2601 Market Hotel Investors LLC — an entity affiliated with St. Louis-based Green Street Real Estate Ventures — is scheduled to go before the St. Louis Preservation Board on Dec. 5 to seek approval for the demolition at Market Street and Jefferson Avenue, according to a board agenda. Green Street bought the property from the St. Louis-based brokerage unit of Wells Fargo & Co. in 2020 for nearly $6 million.
The company said earlier this year that it is partnering with another developer, Maryland Heights-based hotelier Midas, to build a 170-room boutique Kimpton Hotels & Restaurants and a 129-room extended-stay Staybridge Suites at the site. A Green Street representative did not immediately return a request for comment on Friday.
The property is situated at a key location in the city of St. Louis: on the Downtown West and Midtown border, just a quarter mile west from the new soccer stadium and other neighborhood attractions like Union Station.
The Preservation Board weighs in on demolition requests for property located in preservation review districts. The property consists of two office buildings totaling over 100,000 square feet of space.
It’s not clear from the board agenda if the developer’s demolition request includes both buildings. But both were listed in an application for a demo permit Green Street filed in July.
The buildings, which Wells Fargo called the A and B buildings, are older than the rest of the company’s campus. Wells Fargo had already moved employees out of those spaces and into newer, renovated buildings on the campus prior to its sale to Green Street. Company officials had previously said it could benefit from a full-service hotel with large enough conference spaces to host employees.

The discussion surrounding a recently leaked batch of Latto tracks has received responses from Coi Leray and BIA, with the former taking the time to offer unknowledgeable listeners a mini-course on songwriting.
The leak in question, notably, featured Latto versions of Leray’s “Blick Blick” and BIA’s “Whole Lotta Money.” The tracks were leaked to social media following Latto and Nicki Minaj’s public back-and-forth, which—as previously reported—was quite extensive. Minaj, of course, is featured on the studio version of “Blick Blick” and was also enlisted for BIA’s “Whole Lotta Money” remix.
“I wouldn’t wish that on my worst enemy,” Leray said when addressing the Latto leaks in a recent Instagram update. “It’s fucked up. It’s foolish. There’s a lot of hard work that a lot of people put into the music. Not only the artists, but the producers. And for people to just go on and really leak something that’s precious to someone is corny.”
From there, Leray turned her attention to providing what she said was “a little education” for those not grasping the situation.
“My whole album, I mean, every single feature, written by me,” she said, adding that her “pen game is super amazing.” Leray then shouted out several “amazing writers” and also pointed to the longstanding fact that writers (namely writers that are not also a given track’s performing artist) have long contributed to many of the most ubiquitous songs in music history.
“There would be no game without writers,” Leray said. “Now, when it comes to rap, I also understand that as well but I do melodies, I’m melodic. I’m not sitting here trying to rap battle nobody.”
As for those sticking with their criticism, Leray noted this approach was “ignorant” and showed a lack of understanding of the process.
“It’s not a funny situation,” she said.
BIA, meanwhile, shared several tweets in response to similar criticism spurred by the leaked Latto tracks. In one tweet, she pointed out how easy it is to simply look up the songwriting credits for a song, using her own “Whole Lotta Money” in a screenshot-captured example.
“But Ntm on this bc I really don’t care who writes and who doesn’t,” BIA added in another tweet before sharing additional examples of her credits. “I only care about making the best song I can make.”
