MADISON — The demolition of Watrous Nursing Home this week will make room for a three-lot subdivision on the 2.96-acre parcel, with lots ranging in price from $775,000 to $795,000.
The Planning & Zoning Commission had approved the plans, submitted by Mady Devel III LLC, at their meeting early spring 2023 for the development in a R-3, residential district.
Currently, the three lots are for sale. Lot one, .93 acres, is listed at $775,000; lot two, .92 acres, is listed at $785,000 and lot three, .92 acres, is listed at $795,000, according to Coldwell Banker Choice Properties.
Mady Devel III purchased the property from Watrous Realty, LLC in September for $1.15 million.
The parcels are not waterfront but are near the water and have deeded beach rights. All the lots face Shorelands Drive. The address for Watrous Nursing Home was 9 Neck Road.
The lots can be purchased, and luxury homes built by Wesbuilt Modular, LLC or any other builder, according to Kacy Caviston, a partner with Mady Devel III and Wesbuilt Modular.
Any lots that do not sell will be developed by Mady Devel III LLC and houses built by Wesbuilt Modular.
The houses will be priced in the $2 million range, which includes the cost of the land, said Caviston.
One lot will come off the market as soon as the property is cleared and ready for construction.
“We have already started the process for building on the first lot,” said Caviston. “We will be building on the first lot right away.”
The 3,400-square-foot house will have four bedrooms, with “a walk-up attic with the potential to finish two more bedrooms,” said Caviston.
There are 3 ½ bathrooms, “with the potential for another one in the attic, too,” he said.
As for the other two homes, Caviston said, “we haven’t picked plans for those yet.”
“They’ll be similar or larger, depending on what we see the market doing and maybe if we get somebody who comes to us and says, ‘Hey, I want something bigger or I want something smaller,’” he said.
As for his construction, he said he tries not to make them all look the same.
“I try to make them look similar, but I hate going somewhere where they all look the same,” Caviston said.
“We try to mix it up and make it look a little different,” he said.
Some of the perks of the specific location, according to Caviston, are “what I’m told is if you look at Madison, everything inside Route 1, to the beach, is more desirable and more valuable.”
“Then, on that end of town, you’re closer to New Haven, the New Haven train station, New York City and there is a beach association at the end of the street,” he said. “There’s a private beach that you’re going to belong to and have beach rights to.”
The lot closest to Neck Road, farthest from the beach, is about .4 miles from the beach. There is also the availability to install a built-in pool on all the parcels.
"It's rare to have an acre lot in those neighborhoods and be able to have room for a yard, a pool, a big septic system and a big house," said Caviston. "That's just rare."
Rob McConville, the listing agent with Coldwell Banker, echoed this. "It's a rare offering to have buildable lots, south of Route 1, in Madison," he said.
Caviston’s company, Wesbuilt Modular, has been in the business of constructing modular homes since 1996.
He said this type of construction is “built very well.”
“In Hurricane Katrina and Superstorm Sandy there were some neighborhoods that were completely leveled, and the only houses left standing were modular homes,” he said.
The exterior of the homes will be Hardie fiber cement board siding, with hardwood floor throughout the interior.
The kitchens will have white shaker cabinets with quartz countertops and stainless-steel appliances.
The bathrooms will have similar cabinets and countertops, in addition to tile showers and tubs.
Watrous Nursing Home has been closed since June 2021 when it “filed its Voluntary Petition to Close the Facility to the State of CT’s Department of Social Services in June 2021,” Mike Landi, Apple Rehab vice president of operations said in an email.
North Madison Fire Department used the site for drills prior to the demolition.
NOMAD Chief Mike Penders said in a text that his company “trains hundreds of hours a year to maintain a high level of proficiency in order to mitigate any emergency we may be faced with.”
“We were fortunate to have the ability to train on an acquired structure that was slate for demolition,” he said.
The property’s eastern bordering neighbor, Patricia Riley, said the subdivision is a welcome addition to the neighborhood.
“It’s so dilapidated over there, now,” she said. “With these activities that have been going on over there with the fire department, late last night, they’re tearing up the roof. It’s a very sad looking place right now.”
Caviston said he is looking forward to starting the project.
“I’m always excited,” he said, laughing. “But I get more excited when we make the sale and we get the money.”
