A permit has been issued to allow for the demolition of the historic Albert Samuel Warren House building in Midtown, thus making way for a future major mixed-use project.
The address of the structure (pictured), last home to law firm Rudy Wood & Winstead, is 1812 Broadway.
Demo Plus Inc. will handle the razing, with the permit having a value of $20,000.
Charleston, South Carolina-based development Greystar Real Estate Partners recently paid about $21.6 million for the parcels on which two towers will rise.
The towers will partially wrap the small one-story structure — home to GiGi's Cupcakes and Hattie B’s Hot Chicken — located at the northeast corner of the intersection of 19th Avenue and Broadway.

A recap of 2019 big-building news
Nashville Post contributor Mark Hollingsworth has compiled some noteworthy statistics related to growth and development in 2019.
For example, the city saw 55 tower cranes rise during the year (compared to 62 in 2018).
Hollingsworth notes 22 buildings of five stories or taller and located in Davidson County were topped in 2019. The tallest is The Place at Fifth + Broadway, which rises 35 stories and about 415 feet and ranks among Nashville's 10 tallest buildings.
For 2020, Hollingsworth predicts Nashville could see upwards of 65 tower cranes (some currently standing and others to be erected) during the course of the year (but not simultaneously standing).
The Post will continue to offer in real estate notes columns some of Hollingsworth’s statistics for 2019 and his recap of the just-concluded decade.
Groundbreaking looms for Broadway tower
Brentwood-based GBT Realty is prepping to secure the site for its future ONE22ONE mixed-use tower in The Gulch.
Specifically, according to a source, no more parking is allowed at the site, which offers an address of 1221 Broadway. In addition, a truck seemingly involved in drilling was spotted on the property Monday.
The update follows GBT’s having paid in September $3 million for a 0.2-acre sliver lot at Broadway and 13th Avenue South, which gives the development company a 0.78-acre site on which to work.
The Class A office tower (read more here) primarily will sit on the former Firestone site. It will rise 24 floors above grade and also offer ground-level retail space and structured parking.
A groundbreaking having previously been slated by 2019’s end, according to a release from March. A 2022 completion is being targeted, with GBT not disclosing the estimated price tag to undertake the development.
